Housing Market Updates
Listings - Team or Other:
- Team listing content takes first priority on the content calendar. Plan out all of the team listing marketing plans and then fill in the gaps using content from the other categories. If there are no current team listings then once per week highlight a non-team listing found in Bright. Search for listings within a 10 mile radius of the office or in the West Chester area that are in a popular price range, desirable area and popular style. Think about what the audience will be interested in seeing. Avoid homes from areas like Norristown and Pottstown and only use listings that have good quality photos.
Client Reviews:
- Once per week, when possible, pick a review of a team member (found on our Facebook, Google Business Profile, Zillow, website Reviews page, etc.) and plug it into the Reviews template in Canva. Follow the caption style of previous review posts and make sure to rotate reviews for team members fairly so everyone gets highlighted equally.
Team Sold Home Announcements:
- You will get a task notification whenever one of our listings has settled. Use the Sold template in Canva and plug in a photo of the front of the home and go through all posts pertaining to the home across all of our social medias and add up the marketing stats and plug them into the template as well. Follow the caption style of previous sold posts.
Curaytor Blogs/Weekly Marketing Plan:
- Curaytor puts out monthly marketing plans that offer one blog post per week. We want to utilize these as much as possible, however they do not have to exactly follow the timeline that Curaytor puts out, you can fit them in as you are able. These monthly plans offer everything you need for your social posts about the blog as well. Refer to the Marketing Plan tab in the back-end of the website for the weekly blogs and copy/graphics that go with them.
Recruiting Content:
- We are utilizing Social Media as a large part of our recruiting efforts. These posts take more thought and planning and you will work together with Claire and Jason on developing these posts. Feel free to refer back to previous recruiting posts as well as recruiting posts done by other Real Estate teams in order to gather ideas to share.
Community Highlights:
- Community involvement is an important part of the Moments brand. We want to be sure to communicate our love for and involvement in the community on our social medias. There are multiple ways to do this. Whenever the team is involved in a community event make sure to take photos and videos to then post, it is also important to take videos in the community highlighting different local business and favorite spots. These videos could be done just by you and be quick and casual (refer to Claire's park spotlights) or they could be more professional full-blown videos done with Mike Landis (refer to videos like the one on Genesis Fitness Center). All videos should be short and sweet, if there is one you would like to work with Mike on, let Claire know to see if it fits in the budget. We do not typically highlight community events that we are not involved in on our team business accounts, that is typically just done on our community pages, however if you'd like to highlight every once in awhile that could be included in the community content that you post.
Coming Soon/Weekend Guide:
- Every week Annamae creates Weekend Guides with events going on in the community that weekend, as well as, Coming Soon Guides with listings that are Coming Soon or Just Listed. These guides can be posted every once in awhile to remind people that they can receive them every week if they ask to be added to our email list. We manually email these guides out to anyone who specifically requests to receive them.
Podcast Episodes:
- The goal is to create a new podcast episode every month and then announce it on our social medias. We have a podcast channel on most podcast platforms and promote it mainly from Spotify. Currently these episodes are recorded and edited right from the Anchor app. The goal is to interview our agents and other interesting guests on this podcasts, however we can always utilize content from our blog when nothing else is lined up. The link to the episode can then be posted as an announcement as well as shared on Instagram stories.
Website Page Highlights:
- We are always looking to point people back to our website and a quick way to do that is by posting links to pages we want to drive people on our website. Pick out something engaging on the page to feature in the post's caption and then point people to the page to learn more. For Instagram you can create a graphic on Canva and point people to the link in bio. We want to be sure not to overuse these kinds of posts or repost certain pages too much, but doing this every so often is a great way to drive people directly to our most impactful pages.
Holiday Posts:
- These are obviously only used when there is a Holiday and should be schedule to go out every Holiday on the day of. You can easily create a graphic in Canva by searching for the particular holiday in the Canva templates. Customize it as needed and schedule out with a thoughtful and relevant caption. We do not post any Halloween content but we do post about Christmas (no "happy holidays"), if you have a question on any other holidays, run it past Claire in advance.
Team Member Content:
- We want to feature our agents and other team members on our social media as much as possible as they are a large part of our brand. Look out for anytime one of them tags Moments from one of their pages or sends you content to use for posts, make sure it fits with our brand, and then be sure to plan it into your content calendar. We want to encourage them to give us as much content as possible, however don't feel like you have to utilize it all right away, plan it out in a way that makes sense. Another great way to get them involved is by planning videos to film with them (house tours, market updates, etc.) as well as doing IG Live interviews, etc. Get creative and ask for their ideas, this all makes for great and engaging content! The more we humanize our brand the more people will connect with us online.
Housing Market/ Local Updates:
- It is important to position ourselves as the Real Estate expert in our community, we want to be a resource of information to the community as well as the first place to inform them when there is an important update. Whenever there are changes in the Real Estate market or local news pertaining to Real Estate we want to be sure to share that with our audience as soon as possible. This could be in the form of a written post or graphic.

Which Audiences to send these emails to: New/Nurture Leads (Sales), Lead Pond Seller Leads (Sales), 30 Days (Sales), Recently Opened Coming Soon Guide (Sales), Buyer Leads - Viewed Homes (Sales), Coming Soon Guide - More Than 12 months (Sales).

Sales Emails to Leads:
New Team Listing Emails:
Whenever our team has a new listing, listing announcement emails get sent out to all leads in our database with photos, information & the property website.
Follow-Up Team Listing Emails:
If the team's listing is still available two days after the initial email is sent, send a follow-up email to anyone who opened the initial one with more information about the listing (listing video if there is one, etc.). If the listing is still available on the next Friday, include information about the listing in your email going out to leads that day. The whole email does not need to be focused on it, but the listing does need to be featured. If there is an open house that weekend make sure to include a prominent Open House reminder.
Blog Emails:
If there are no new team listings that week or any other important announcements that require an entire email, send out or include the most recent blog posted that week. You can find an email script to go with the blog in the Marketing Plan tab in the back-end of the Website/Curaytor.
Team Event Emails:
The team will often be involved in community events, you'll want to email out information about these events at least two weeks in advance. Ideally, two Friday's before the event you will send out an email only about the event and then the following Friday (closest to event) you will include a prominant event reminder with the details.
Applicable Curaytor Script Emails:
When you do not have more pressing emails to send (like team listings or events) you'll want to take a look at any email scripts that Curaytor has put out or that we have saved from them in the past to use. These scripts are often posted in the Curaytor Mastermind Facebook group, so keep an eye out for them and save them in the Marketing Ideas/Projects spreadsheet under the Email Ideas section as you come across them, you can then refer back to past saved ideas here, just make sure the email idea has not already been sent out (delete them out of the spreadsheet as you use them). Other members of the team will also send you email scripts and ideas as they see fit, which you can also save there to use when you are able.
Applicable Announcement Emails:
Whenever there is something noteworthy that the team wants to share with our database you'll want to send out an announcement email. This could be a new team member, new page on the website, launch of a product/service, new video, etc. You will often be informed when it is time to send an email such as this, however whenever you learn of something that you think would be good to share with the database, check and see if would be a good announcement email to send. Just be mindful if this would be an email leads would be interested in.
Sales Check-In Emails:
If you think of, or come across, a good sales check-in email script, these are good to periodically send out to the leads in the database to gauge where people are at.
Coming Soon Guide Emails:
Every week, Annamae creates a Coming Soon Guide blog post with homes Coming Soon and Just Listed in Montgomery, Bucks and Chester county. We send these out every week to the few people who requested to receive them, but periodically you can send this out and remind people they can reply to opt-in to receive them every week. Make sure you add them to the list of people you send the guide to weekly.
Past Client/Sphere Emails:
Non-Sales Related Blog Emails:
Some blogs are about sales related topics like how to sell your home, etc. however some are about non-sales related topics like home decor, organization, holidays, etc. These blogs make great email content to send out to past clients & sphere. Just make sure you are only sending them non-sales blog content. Remember to check the Curaytor Marketing Plan for the corresponding email script.
Team Event/Client Appreciation Event Emails:
These emails are the same as the ones going out to the leads except you will also want to send past clients a special email invitation to any client appreciation events. You may also want to send past clients a special invitation to community events, rather than just an announcement email about the event.
Applicable Curaytor Script Emails:
These emails follow the same guidelines as the ones going out to the leads, except you will only want to utilize scripts specifically geared towards past clients/sphere, not sales email scripts.
Applicable Announcement Emails:
These emails also follow the same guidelines as the ones going out to the leads, except you will want to be mindful that these announcements are applicable to our past clients/sphere. You can position emails as informative to share with others if it is not something past clients/sphere would necessarily be interested in directly, just don't overdo it on emails they wouldn't be interested in themselves.
Non-Sales Check-In Emails:
These emails are helpful to send out to check-in with our past clients-sphere, look for good email scripts to use for ways to check-in on how they are loving their home, how they are doing, etc.
Weekend Guide Emails:
Every week Annamae creates a Weekend Guide with local events going on in the community that upcoming weekend. We send these out every week to the few who have opted in to receive them. Follow the same principle for these as you do for the Coming Soon Guide.
